High-Spec Electrical Installation for a Lincolnshire Countryside New Build

Optimum Electrics recently completed a full electrical installation for a stunning high-spec new build property set in the heart of the Lincolnshire countryside. Working closely with the builder and homeowner, we created a fully bespoke electrical package tailored to both the aesthetic and functional needs of this modern rural home.
From the outset, the client had a clear vision: avoid the overuse of traditional downlights and instead create a layered, considered lighting design. In response, our team delivered a thoughtfully curated scheme that blended functionality with visual impact. We incorporated a mix of mood lighting with concealed cornice up lighting, task lighting throughout the kitchen, track lighting to create depth and movement, and a feature pendant above the dining table.
Practicality was equally important. In the kitchen, we installed hidden grid switches to reduce visual clutter and preserve the clean lines of the space, while still delivering the power needed for a busy, well-used environment. Across the bathrooms, motion sensors provide subtle night lighting for convenience, and in-line extractor fans were chosen to maintain a minimalist appearance.
The property also includes several smart and sustainable features, in keeping with the client’s forward-thinking brief. We installed a full solar PV system along with an EV charger to future-proof the home’s energy capabilities. The heating system is zoned for optimum control and efficiency, and can be managed remotely from anywhere in the world—perfect for a modern lifestyle. On the upper level, electric Velux windows on the landing can also be controlled from low-level switches, offering both accessibility and comfort.
Externally, we completed a comprehensive outdoor lighting installation designed to wrap around the entire property. Using a combination of photocell daylight sensors, timers, and manual switches, the system ensures maximum energy efficiency and ease of use—automating lighting when needed, without compromising control.
This project is a great example of what can be achieved when electrical design is integrated into the early stages of a new build. By working collaboratively and thinking beyond the basics, we were able to deliver a truly tailored solution—balancing technology, design, and day-to-day practicality for a home built to perform as beautifully as it looks.
